The great paradox of urban planning and it's after effects
Supertech, now days a very familiar name or if not yet will generate a lot of curiosity among the readers if not it had already four months ago and if we go back further, in April 2014 after the Allahabad High court, after which the stay order was imposed by the honorable Supreme court.
To answer the above premises set up, in short, the place where proper ventilation, water and environment are not being protected, and the construction takes place on that very place, it amounts to serious charges and offences with refund accompanied by interest rates as high as 12 per cent to the homebuyers who had dreamt of taking a flat for the so called desire of luxurious livin’ true. Sounds a little sarcastic and cynical but the truth is bitter. “आप गैर कानूनी ढंग से किसी संगठन को साथ में लेकर उन्हें अच्छे पैसे देकर, अगर गैर कानूनी काम किसी ऐसे जगह पे करोगे, तो भुगतान तो बनाने वाले को देना पड़ेगा”।
The brief as mentioned in double quote unquote is the long story cut short and some say this will impact the way and might be a landmark decision in the way urban planning will take shape in this country. If the prodigy turns true, well this is some landmark in our real estate history. The contentious place is in Noida (New Okhla industrial development authority), a full form which has regained it's charisma of quiz once again!!
Edifice engineering is being consulted so as to work out the way the twin buildings by the name, Apex and Ceyane, to be demolished. What explosives to be used and the implosion to be carried inwards, a lot of engineering technical stuff in detail has been published in the 26th January, TOI edition, page 14. Third party insurance cover ranging between 75-100 crs respectively to be taken by the RWAs respectively so that the loss or the damages sustained as aforesaid mentioned can be pecuniary provided to the homebuyers living inside the same compound spread across blocks.
Blocks, another intersting take by the honorable Supreme court is the minimum distance between the blocks to be 16 mts quite contrary to the argument presented by Supertech that most of the buildings in NOIDA are in the range alongside each other of 6-9 mts whereas they have distance of 9.88 mts between the twin towers.
Taking into fact that the order has been passed and the edifice engineering leading the way, with respect to the PESA act (petroleum and expolsives safety organization), many questions still remain unanswered. (How will the whole scenario shape up taking into account the multiple parties involved and the financial obligations, the hard-core earnings of a common man the most crucial aspect, to be achieved??)
Why in the title paradox has been mentioned? Well the readers who will read this and have brushed through the page 14, they will find another article MNREGS (Mahatma Gandhi National Rural Employment Generation Scheme). Hope oy answers the query now. Landmark decision in the urban planning is something which can’t be achieved without ignoring the article MNREGS workers subsidised creation of infra assets by ₹20k crs/ year.
The images will speak volumes.
Please share your views and suggestion, same will be incorporated in the next publishing for sure or I will try at my end.
